Renting without surprises: what a good lease should include

A clear lease protects both tenant and owner. These are the points that should never be missing.
Full identification of the parties and the property. Names, ID numbers and the exact address, including parking space and storage unit where applicable.
Rent amount, payment method and adjustment. Put in writing how much is paid, when, by what means and how the amount will be updated over time.
Deposit and return conditions. State the deposit amount and when and under what conditions it is returned at the end of the lease.
Term, renewal and early termination. Define how long the lease lasts, how it is renewed and what happens if either party wants to end it early.
Condition of the property. An inventory with photos at handover avoids disputes at the end of the tenancy.
